"Our avnenue is a nice avenue, haven't you been down our avenue..." song lyrics - does anyone know it?

My Nan used to sing a song to us when my Brother and I were children, We always intended recording her on tape singing it so that we could sing it to our children and so on. Unfortunately, as so often happens, we never got round to actually doing it. She passed away in 1999 and we have been trying to find the name of the song or more lyrics ever since.





If anyone can add more info it would be really appreciated.





The song went something like this:





"Our avenue is a nice avenue, haven't you been down our avenue? Our avenue's full of tradesmen keeping avenue good and strong, oh they'll be 'avin you, be 'avin you, be 'avin you in the avenue all dal long"





It then went on to say something like:





"Mrs Brown has got a new dress, so Mrs Jones wants one too...etc"





That's about as much as I can remember.
